MY LEGAL/FIDUCIARY DUTIES

- Confidentiality for any information you provide me regarding your motivation, urgency, financial position or personal situation
- Accounting for your money, paperwork and dates

REPRESENTATION -- WHAT I CAN DO FOR YOU
- Expose your property to the marketplace
- Field, assess and convert buyer inquiries
- Monitor property showings
- Work with Buyer Agents from any Firm
- Present and negotiate offers
- Facilitate the inspection process
- Interface with and direct all peripheral professionals (appraiser, loan originators, etc)
- Follow transaction details through closing
- Provide clients with advice and guidance; options and alternatives; ramifications to choices
REPRESENTATION -- WHAT I CAN'T DO FOR YOU
- Make any decisions for you
- Promise to sell your property for more than the probable sale range demonstrated in the comparable market analysis (CMA)
- Hide or misrepresent any material facts or defects about your property
- Discriminate in any way or violate Federal Fair Housing Laws
- Collect any kickbacks or accept any rebates without your full knowledge and awareness
I represent your interests whether the buyer is represented by an agent from another Firm or if the agent is from my Firm
- As your listing agent if one of my buyers wants to make an offer on your property, I will have two clients in the same transaction
- MA Law deems that I have a higher form of responsibility to both parties in which all information is completely confidential and I provide:
- Equal treatment—must be fair to both
- I disclose material facts only required by law
- You will know in advance if this occurs

When a property is priced correctly, we use a variety of methods to expose your property in order to attain qualified buyers
- Our website at FlavinandFlavin.com; ErinFeeney.com, Boston.com; Realtor.com and other sites as deemed appropriate
- Immediate insertion into the Multiple Listing Service
- Yard Sign
- Broker Open House if desired
- Public Open House if desired
- Newspaper advertising is rotated through a selection of area papers consistently, not constantly
PROFESSIONAL FEES
- A professional services fee is charged for the comprehensive standard of care we offer our clients.
- In order to encourage cooperating buyer agents to show and sell your property, we split our fee with cooperating agents.
- Remember, the buyer funds the transaction and therefore pays for all the fees within the Offer
- The seller deducts that amount from the total offered and uses it as a tax deduction as a 'cost of doing business' – consult your tax professional for advice
